Jacó is a beautiful, energetic beach town that is located a little over an hour from Costa Rica’s capital city of San José and its major international airport. Jacó is known for its exceptional beaches, golf, fishing, close access to the rain forests and exceptional nightlife.
Costa Rica is experiencing a tremendous rebound in tourism since the pandemic hit the country in March of 2020. In 2022, visitation from North America was only down 3% verse the record year of 2019. Other areas were down due to the international delay in lifting all covid travel restrictions.
So far in 2024, January through September Costa Rica tourism from the Americas has seen a 13.6% increase over levels experienced in 2023 and 2019 (record year)
Prior to the pandemic Costa Rica has seen an almost 20% increase in tourism/arrivals from 2014 to 2019. Official statistics from Costa Rica Tourism officials show 2018 revenues from tourism travel totaled close to US $3.5 billion. The country registered 3.1 million international arrivals by air, land, and ports in 2019, with air arrivals at the two main airports accounting for most of these arrivals.
So far in 2024 visitation has reached 2.3 million visitors. With over 1.5 million (65%) of those visitors coming from North American and Canada. Canada accounts for 200k of those visitors, while North American accounts for over 1.3 million (65%) of the total
The location proves to be an investment opportunity in the foreseeable future, having been named “Best In Travel for 2020” by Lonely Planet and a valued vacation destination, according to Travel + Leisure. Pearl will target its marketing campaigns to these major destinations, focusing on cities/destinations that have direct flights to the Juan Santamaria airport, a 90-minute drive from Jacó, Costa Rica. There are plans to build a new international airport in Palmar Sur which will significantly increase access to Jacó and the surrounding area by reducing the travel time to approximately 45 minutes
Costa Rica real estate was extraordinarily successful with investors through 2019, growing significantly over previous years. This growth has continued in the Central Pacific region of Costa Rica in 2022 and 2023 since moving past the pandemic, including as a retiree destination, as explained by International Living. For a substantial amount of time, the Central Valley area in Costa Rica has been at the top of expat lists as the best place to live in Costa Rica. Many people enjoy the climate at these higher elevations as well as the proximity to metropolitan amenities. However, Foreign Direct Investment (FDI) tides are shifting in Costa Rica and around the world towards a future with a waterfront view. The condominium sales market had risen 20% over the period leading up to the pandemic in the Jacó area. This condominium and home sales has seen a tremendous rebound in 2022 and 2023 since tourism increases throughout Costa Rica, but significantly in the Central Pacific Region, including Jaco.
There is currently a development boom in the country, specifically in the tourism areas on the central pacific coast where Jaco Beach is located.
As mentioned above, there is a shortage of hotel rooms in the Guanacaste market and now with the new highways from San José and the proposed new International Airport at Orotina, Jaco Beach has become more accessible to the whole country for vacations, requiring more hotels rooms in the area for the increase in tourism and residents. Once operational, this condo/hotel/casino is projected to achieve a 75% occupancy rate.

Inaccessible ten years ago, the construction of a new highway makes Jacó very accessible and the closest beach community to San Jose and the main international airport. With this accessibility comes investment. There has already been significant investment in an upscale outdoor mall and restaurants. The Pearl Project would be the first, upscale luxury resort in the region and will draw many locals from the surrounding area as well as a substantial portion of the vast tourism market in the region.
