Costa Rica is having a moment — and so is Jacó. While the country's tourism record has been making headlines, the story behind the numbers is where things get interesting for anyone thinking about the Central Pacific coast as a place to visit, invest, or put down roots. Here's what's been happening this week.

ICT Doubles Down on Tourism Investment

The Instituto Costarricense de Turismo (ICT) held its third annual Tourism Destinations Business Matching Event on September 8–9 in San José, bringing together 143 exhibiting companies and more than 135 travel agents from across the country. The event is part of ICT's strategy to diversify tourism — expanding domestic travel, corporate tourism, and international partnerships — to keep the momentum going beyond peak season.

Events like this matter for travelers and investors alike: they signal that Costa Rica's tourism infrastructure is being built intentionally, not just riding a trend. The country's sustainable tourism mandate continues to attract a specific kind of visitor — one who stays longer, spends more, and often ends up looking at real estate.

Central Pacific Real Estate: Smart Money Is Watching

The Central Pacific is getting renewed attention from investors and prospective buyers in 2026. While some northern markets like Guanacaste saw price corrections in certain luxury segments, the Central Pacific has shown more stable, sustained appreciation. Analysts point to the Orotina corridor — along Ruta 27 connecting San José to the coast — as a standout, with 6–10% appreciation potential as infrastructure continues to improve.

Near Jacó specifically, the new Crocs Skywalk attraction at the Tárcoles River (alongside the famous crocodile bridge) is bringing a fresh stream of eco-tourism visitors to the area, boosting demand for vacation rentals and investment in nature-forward developments. Combined with Jacó's existing advantages — fiber internet, walkable streets, 24/7 medical clinics, international restaurants — it's easy to see why the Central Pacific keeps showing up on buyers' shortlists.

Big Immigration News for Long-Term Residents

On September 1, Costa Rica launched the CETC (Categoría Especial Temporal Complementaria), a new immigration category offering legal status and full work authorization to long-term foreign residents whose asylum claims are still pending or were previously denied. The program runs through September 1, 2027, and grants two-year renewable status.

While the CETC specifically targets nationals of Nicaragua, Venezuela, Cuba, and Colombia — the four nationalities making up around 90% of Costa Rica's refugee applications — it reflects something broader about the country's approach to immigration: Costa Rica consistently creates legal pathways for people who have made their lives here. For prospective expats exploring residency options, that's a meaningful signal.

If you're exploring formal residency through standard channels (pensionado, rentista, or investor categories), processing times are currently running 12–24 months. A newer post-office filing pilot, launched in March 2026, is making select applications slightly more accessible.
