Jacó has a Walk Score of 100. Restaurants, surf breaks, nightlife, shops — all on foot. No car required for guests, which matters a lot for short-term rental performance. Residences at The Pearl run 198–220m² — significantly larger than most new developments in the Jacó market, where comparable projects average around 100–120m² per unit. Interiors feature integrated kitchens with premium cabinetry, warm wood-look porcelain floors, glass balcony railings, and dimmable lighting throughout. Management fees run 20–25% of gross revenue — standard for Jacó, and built into the return projections from the start.

At 60% occupancy and $350/night, a well-managed unit generates roughly $47,000 net annually after operating costs. At 70%, that number moves to $57,000.
